Booking terms of Hotel Uma Premium Ulcinj: prices, payment, check-in and check-out, cancellation and no-show policy, house rules and liability.
1. Scope
These terms apply to all accommodation bookings made directly with Hotel Uma Premium, Ulcinjsko polje bb, 85360 Ulcinj, Montenegro, through umapremium.me, by e-mail, phone or at reception. Bookings made through third-party portals are additionally subject to the portal’s conditions.
2. Booking and confirmation
A booking is binding once we confirm it in writing (e-mail). Please check names, dates and room type on the confirmation and tell us immediately if anything is wrong. The person making the booking must be at least 18 and is responsible for all guests in the booking.
3. Prices and payment
Prices are per room per night in euros (EUR), include VAT and the breakfast buffet, and are shown live from our channel manager at the time of booking. The tourist tax set by the Municipality of Ulcinj is charged per person per night at check-in unless included. We accept cash, debit/credit cards and bank transfer. For some rates or peak periods we may request a deposit or card guarantee; details are stated in the offer.
4. Cancellation and no-show
Flexible rates: free cancellation until 24 hours before the arrival date (local time); later cancellations and no-shows are charged the first night. Non-refundable rates: the full amount is charged at booking and cannot be refunded or changed. Group bookings (5 rooms or more) and long stays may have separate conditions stated in the offer. Cancellations must be sent in writing to umapremiumul@gmail.com. If you leave earlier than booked, the remaining nights may be charged unless the room can be re-sold.
5. Check-in and check-out
Check-in from 14:00, check-out until 10:00. Early check-in and late check-out are subject to availability and may carry a fee. Reception is open 24 hours; please tell us your arrival time. A valid passport or ID card is required for every guest for the legally required registration.
6. Room occupancy and children
The maximum occupancy of each room type is stated on the room page and must not be exceeded. Children up to 2 years stay free in a cot (on request); extra beds, where available, are charged as stated in the offer.
7. House rules
Smoking is not permitted in rooms or indoor areas. Quiet hours are 23:00–07:00. Pets are accepted only by prior arrangement. Pool and terrace rules are displayed on site; children must be supervised at all times. Guests are liable for damage caused to hotel property.
8. Liability
The hotel is liable in accordance with Montenegrin law. We are not liable for valuables left outside the room safe, for vehicles in the free car park, or for events outside our control (force majeure) such as extreme weather, strikes or official orders — in which case we will offer alternative dates or a refund of amounts paid.
9. Complaints and governing law
Please raise any issue with reception immediately so we can solve it during your stay. Montenegrin law applies and the courts of Montenegro have jurisdiction. Consumers may also use the dispute-resolution procedures available in their country of residence.
